What are home inspections?A home inspection is an evaluation of a property’s condition, typically conducted before finalizing the purchase of a home. Each element will be examined, including plumbing, electrical, HVAC, foundations, roofing, and fire safety. The goal is to identify any potential issues or repairs needed so that the buyer can make an informed decision.

What is a buyer’s agency agreement?A buyer’s agency agreement is a contract between a homebuyer and a real estate agent that outlines the terms of their working relationship. When you sign this agreement, the agent agrees to represent your best interests during the home-buying process, including finding properties, negotiating offers, and handling paperwork. It also specifies the duration of the agreement, the agent’s compensation, and the duties they owe you, such as loyalty and confidentiality. In return, the buyer commits to working exclusively with that agent during the house search. It helps formalize and clarify the expectations for both parties.

What does it mean to be “pre-approved”?Pre-approval is when a lender evaluates your financial situation, such as your credit score, income, debts, and assets, and determines how much money they’re willing to lend you for a home purchase. This process usually requires submitting documentation like pay stubs, tax returns, and bank statements. The lender then issues a preapproval letter that states the loan amount you qualify for, which can be presented to sellers as proof of your financial ability to buy. Preapproval is more formal than prequalification and gives you a clearer, more accurate picture of what you can afford.

Is pre-approval necessary?No, but its a great first step, even if you’re not yet sure about buying a home. It lets you know what you can afford and shows sellers you’re a serious financially viable buyer and helps you stand out. It can also speed up the paperwork during the closing process. Plus, you'll need it before you make an offer on a home. You can always get approved at a different point if your financial situation changes, but having the information now gives you ample knowledge and power.

What is "fair housing"?Fair housing is the right to choose housing free from unlawful discrimination. Fair housing laws protect people from discrimination based on race, color, religion, sex, national origin, familial status, disability. In Washington State, race, religion, military status, disability, marital status, sexual orientation and gender identity are all protected.
